Summer is here! Many are planning vacations or just getting back from a much needed one!
We have had some WET and some DRY, HOT days...it is a perfect time to get out in the yard clean and weed lawns and flower beds. Thanks to those who have already done this...the EPHOA appreciates this greatly! Let's make sure we keep the lawns cut back...it is hard with all the rain, but it keeps the neighborhood looking beautiful and maintained.
Don't forget to FRESHEN up those Mailboxes, Number Bars and Poles with new paint! Call the EPHOA office (205-314-5793) for Patti Cato's number. She knows several Highschool boys living in Eagle Point that would LOVE to PAINT your mailbox for some extra $$$! If you would like to do it yourself...Lowes has a great paint, Valspar Satin Black which will brighten up your mailbox.
Please remember to:
1. Not park on the street at night.
2. Remove trash cans from street on garbage day.
3. Put sports equipment up after use. (The EPHOA loves that kids are enjoying the neighborhood, but neatness is appreciated!)
The Developers of Griffin Park are having a Breakfast for all Eagle Point residents on June 24th from 9-11 at the Eagle Point Golf Club. We hope to see you there!!!!

Hi everyone,
In case you haven’t noticed, the HOA is trying to clean up the neighborhood!! There are several reasons for this campaign. The obvious reason is the fact that we all purchased our homes in a covenant community because we want our property values protected by living near homes which are properly maintained. In addition, two new neighborhoods are joining us with new homes. Existing residents trying to sell a home will be competing against these homes. The better we maintain Eagle Point, the better we can compete in the market. In fact, most of the homeowners who attended the annual meeting voiced their concerns about improvements that were needed.
The process began last fall with a renewed effort by the ARCC to notify homeowners of any existing violations. At that time the board approved a notification and fine schedule with the goal being to be as THOROUGH and CONSISTENT and FAIR as possible. The volume of violations was too high to keep track of by hand or with a spreadsheet so an automated system was implemented by the Board. If you received a letter it is because a neighbor has complained to the HOA office.
The process is:
- A violation is detected. A “good neighbor letter” is mailed.
- The property is rechecked in 12 – 15 days and if the violation remains a follow-up letter is mailed. This letter includes a warning of future fines.
- The property is rechecked in 12-15 days. If the violation remains, a letter is mailed which includes a $50 fine.
- Every 30 days from that point, the recheck/letter/fine process is repeated with the fines increasing and interest added. At a point, if the violation is not corrected and the fines are not paid, a lien will be placed on the property.
A small group of Board Members began the task of checking and rechecking properties for violations. This was a daunting task for volunteer Board Members so the Board requested additional help from the management company. Hundreds of letters have gone out for all types of violations. We are very pleased to see improvement happen so quickly. This doesn’t mean it is time to stop.
Below is a quick checklist to help you avoid a covenant violation letter:
1. Lawn maintenance. Grass should be cut regularly. We realize it has rained a lot recently. Please do the best you can.
2. Weed control. Just mowing your lawn regularly will not keep the weeds from making your lawn an eyesore. Please hand weed, spray weed control or hire a service to handle it for you. Neighbors on either side of your property do not want your weeds going into their yards. Please be a good Neighbor.
3. Mailbox maintenance. If your mailbox looks gray, it is time to paint it and that means the entire mailbox unit: mailbox, number bar, scrolls and pole. Also, please tighten or replace parts that are loose, damaged or lost. If you have questions about parts needed or hiring someone to help, please refer to the website or contact the HOA office.
4. Trash cans left on the street. Please make sure that you put your garbage cans up on the day that WastePro comes to empty them. This is a great chore if you have kids.
5. Parking overnight on the street. We have had several complaints about this from WastePro, school bus drivers, the Postal Service and emergency vehicles. Some have threatened to withhold service if they cannot reach what they need to do their job. Cars parked on the street are more likely to be broken into or vandalized. Also, it visually looks bad. Be a good neighbor and park your car and anyone visiting you in your driveway.
6. Overgrown shrubs and trees. Overgrown bushes near the street, street lamps and street signs which are overgrown can be a hazard and visually look bad. Please cut these back, shape and trim them! Especially the bushes around the mailboxes...BE A GOOD NEIGHBOR!
7. Please paint anything that looks worn...House, basketball goals, lamp posts etc.
We all want Eagle Point to look Beautiful and Maintained!! We need your help to do this because YOU ARE THE HOMEOWNERS ASSOCIATION!
If you receive a "good neighbor letter" and either don't understand it or disagree with the content, please call or email the HOA office or come to the next board meeting to discuss your concerns. If we do not hear from you, we will assume the issue will be addressed promptly. Attacking the messenger or voicing perceived unfairness on a forum is not the proper protocol.
